What We Do
As one of the largest Real Estate Clubs in Southern California - we are approached constantly by out-of-state developers with requests to promote their projects.
We do a preliminary check on the project and the developer to see if they meet our criteria. We negotiate a special deal for our investors that gives them breaks on costs and special incentives, and most importantly, we fly out to investigate the developer and the project to determine if they meet our stringent criteria.
Does this guarantee you will make money - nope.
But we do weed through a lot of opportunities to find the true gems, where the developer is solid, and has put together a well planned development in an area that is likely to see substantial appreciation in the coming years. And by getting into the development early, and negotiating special deals for our investors we come into the deal with either equity or almost no money into the deals - even in today’s market.
Additionally, we focus on developers with at least 10 years experience within emerging markets and regions that are forecast to see strong appreciation. In many cases, the appreciation is tied to the demographic trends of baby-boomers retiring and relocating to areas that provide a lower cost of living and an enjoyable retirement lifestyle.
Recent real estate investment opportunities have emerged in: North Carolina, Tennessee, Georgia, Alabama, West Virginia, Florida, Texas, and Cabo San Lucas, Mexico. The majority of our buyers invest far from their place of residence, sight unseen.
