Q. What are the anticipated HOA fees?
A. We anticipate fees of $50/quarter.
Q. What services are covered by my HOA fees?
A. The HOA fees will go toward community services and maintaining common areas such as:
- Road Maintenance/Snow removal - main roads & shared driveways
- Entryway , Community Signs and open space maintenance
Q. What site disturbances are allowed outside of the building envelope?
A. Site disturbances are discouraged outside of the building envelope(s).
Allowed:
- Footpaths, picnic and sitting areas
- Small fenced area for pets
- Small entryway structure at the beginning of private drive
Not Allowed :
- Livestock grazing
- Fencing lot lines
- Permanent structures
Q. What are the plans for well & septic?
A. Each parcel is afforded one exempt well permit for indoor use only. We estimate the wells to average 300 ft. in depth. Septic systems must be built to county standards and should not impact adjacent lots or building envelopes. Septic systems can be off of the building envelope.
Q. What infrastructure improvement will be completed by the developer?
A. Developer Improvements:
- Primary electric and phone (Underground) to building envelope
- Roads & shared driveways
Buyer Improvements:
- Final 100 feet of driveway to house site
- Electric connection from common driveways
- Well
- Septic
- Maintenance of the individual parcel
Q. Who will own the mineral rights under the community?
A. Existing mineral rights will be transferred to lot purchasers with their parcels. However, no surface disturbance of any kind is all for mining or any other business activity.
Q. Does the developer have preferred lenders, architects, and builders?
A. Yes, we will be happy to provide referrals upon request.
Q. What type of internet service is available?
A. Phone hook up, or high speed wireless provider Wispertel.
Q. Are the homes going to be built by the developer or the buyer?
A. All homes will be custom built by each lot buyer.
Q. Is there a minimum or maximum home size for building a home?
A. Yes, 2100 square feet.
Q. How may we use the Arapaho National Forest?
A. The use of Arapaho National Forest is similar to other forests in the program. Hunting, fishing, hiking, ATV’s, snowmobiles and horseback are all allowed in the national forest. Special restrictions may apply to certain areas and outdoor fires can be prohibited during dry months.
Q. Do I need to be concerned about wildfires?
A. All communities developed in a natural setting need to be concerned about wildfires. However, few of the lots in the community are heavily wooded and many have sweeping meadows. In addition, there is a natural impediment to fires; the county maintained Bald Mountain Road loops widely around the property creating a 30 foot firebreak.

A. Approximately 8900 ft.
Q. What is typical weather?
A. Because of the mountain setting, the weather can be variable in any season of the year. However, typically summertime highs are 70-80 degrees and winter temperatures are typically between 30-40 degrees. Residents can expect 300 days of sunshine each year.

A. There is no timeline for building on a purchased lot.

A. Approximately $250 per year for each lot.
