Select Capital Group (SCG) differentiates itself from other companies by following a careful pre-approval process performed by one of our representatives prior to presenting anything to our investors.
Clearly, this is both beneficial and lucrative for all involved. First for the Investor, who feels comfortable and confident investing in the opportunities we present to them. Second, to our business partner, you - the Developer, who reaps the rewards of doing business with a company that has already established credibility, reputation and past success. This translates into a financial win-win for all involved.
In this vein, we require the following pre-approval process:
A Representative(s) of Select Capital Group to be flown to development sight to meet with you in person, take pictures of proposed project, and perform a variety of due diligence that is most effective on location. As we are more than willing to invest our time and research effort in this endeavor, we request that travel expenses be covered by the development company. This includes air travel (either Coach or Business Class), and if needed a rental car and/or one/two night stay at local accommodation to be paid by development company.
Once the due diligence process is complete and the project has been approved, it may be presented to our investors in the following ways:
- Mass email campaign followed up by Conference Call
- Presentation at a monthly meeting at two club locations (attendance from 200-300 people) by either the Developer or a member of our Select Capital Group team.
To maximize our efforts we recommend that the Developer invest a minimum of $5,000 toward a local Los Angeles advertising campaign, which would undoubtedly increase attendance and number of sales. Advertising and presenting to such a concentrated group of educated investors, who have good credit, plenty of equity, and already have a long standing relationship and built in trust with Select Capital Group a division of NCREI is priceless. This will be the best advertising money you will ever spend.
Select Capital Group will organize and coordinate advertising in local newspapers. All bills will be sent directly to the developer.

Please make sure to include the following information with documentation:
- Which type of investment opportunity this is. (ex, pre-construction, pre-development, etc)
- Does the investment cash-flow with typical 10% down terms?
If not, why is this a safe, strong, solid investment for our members and what makes this opportunity better than one that provides cash-flow along with tax benefit, appreciation, etc? Also, what is the average monthly negative cash-flow and what type of returns are typical? - Is there either 20%+ equity or an estimated monthly rent equal to 1% of the purchase price?
- Does your developer or company have at least 5 yrs good standing as a company and 10 yrs experience in the industry and can you document this?
- Does your developer or company have a strong local presence and how can you show this?
- If located within a subdivision, are the properties limited to less than 25% investors?
